encore, Inc. was formed in 1976, specializing in auctions and asset recovery. Through the years, appraisals, real estate and other services were added. In August 1991, Sencore, Inc. was reorganized into two companies - ServCorp International, Inc. and Sencore Properties.T
hese two companies offer professional and experienced personnel who are licensed and bonded auctioneers, real estate brokers and agents, state certified general real estate appraisers, and appraisers of all types of movable goods. Assets and inventories sold and/or appraised include residential, industrial and commercial real estate, marine, fabrication equipment, heavy equipment, office furniture, fixtures, various inventories, and restaurant equipment.These companies can handle the large, the small, the movable and immovable -- whatever needs to be converted to liquid capital. We secure, store, appraise, and sell by auction or broker everything from used musical equipment to ocean going ships. We use innovative techniques; ServCorp International pioneered the "Tele-Video Auction" method of simultaneously selling in different locations, which is geographically unrestricted. We have also implemented the use of the Internet for selling by auction and/or broker.
The corporate headquarters for ServCorp International and Sencore Properties is located at 101 Magnolia Street in Slidell, LA 70460 and is within two miles of the I-10, I-12, I-59 interchange. Both inside and outside storage is available. Our facility is fenced with night-lights and a security system. We maintain a sales floor building, a storage building and a new sales floor facility was completed in 2006.
Members of our staff have testified as expert witnesses in Civil and Federal courts concerning appraisals and have never lost a challenge. Our extensive product knowledge gained from experience is documented, researched and referenced in each case before tailoring the facts to a particular market.

ServCorp International's staff has sold over 150 million dollars in assets with over 75% being sold under the "Hammer"! We get results!
ServCorp is equipped to handle an auction on-site or at our facility. We evaluate the assets, find the market, and then target market by the auction method of marketing. Since not all items are suited for auction, we may recommend a broker sale. For this purpose, ServCorp maintains a buyer’s list of over 6,500 proven registrants with the capability of targeting the entire market: regionally, nationally and internationally.
We sell under the Uniform Commercial Code of which Louisiana has adopted some chapters. This eliminates risks when going to an auction in that the UCC states everything sold at auction is presumed to be with reserve unless otherwise advertised as "absolute". With proper marketing, the Fair Market Value is established the day of the sale with any exceptions being protected.
When asked to evaluate property for the possibility of an auction, you will get a market survey on real estate and mean dollars on movables; from that, we develop a proposal. This proposal will contain history; evaluation and research of the property designed to reach the targeted purchaser to obtain the best dollars. It will also include total cost, timing, recommendations, marketing fees, and terms of the sale, pertinent facts and target buyers for your review.
After entering into the auction/broker contract, ServCorp will provide you with a complete staff of auctioneers, clerks, bid assistants, cashiers, check out personnel, inspection personnel and an itemized marketing cost. At the conclusion of the auction, you will be given a complete computer itemized print out of the results. Within two weeks after the last sale, you will receive a "Process Verbal" with the final proceeds of the sale.
Antiques, Art and Collectibles are referred to our affiliates who specialize in that particular expertise.
APPRAISAL OF MOVABLES
All appraisals conform to the format set out by the Uniform Standards of Professional Appraisal Practice (USPAP). We conform to the standards and definitions of Forced Liquidation (90 days), Orderly Liquidation (120 days), Market Value (based on condition and demand) by Piecemeal or Bulk and Value in Use along with individual adaptations as necessary.
We feel our appraisals have an extra incentive in that in addition to the reference books, trade magazines/papers and Internet inquiries, we source actual auctions and broker sales. We believe this gives you a more accurate current value.

Although ServCorp is the #1 shipyard and support fabrication auction team nationwide, we treat other assets with the same respect as high dollar volume assets. We are successful because we understand marketing as well as auctioning and because we bring integrity, adaptability and motivation to every contract awarded.
ServCorp International specializes in getting the highest possible return on the product by working with a minimum-operating budget. Dollars spent have a direct effect on dollars received and, therefore, plays a crucial role in the success of any sale, be it auction, broker or sold by private treaty. It is not simply a matter of spending less; it is spending smarter that makes a difference.
ServCorp International knows that any successful auction requires marketing, advertising and promotion. Staff members are experts in marketing as is evident from the results.
The auction, dating back to 500 BC, is still the most modern, effective marketing method devised. Today, the auction marketing method is rapidly supplementing the broker method because it is so much more efficient at converting assets to liquid capital. This concept is gaining in popularity among the large Fortune 500 companies throughout the United States. On the West Coast, more and more real estate developers are selling their projects "under the hammer". The result is a higher net profit due to drastic reductions in time, personnel and overhead costs.
Marketing is the heart of any auction. ServCorp researches and targets each sale through all available media: newspapers, trade magazines, mailers, TV, World Wide Web, and radio. We constantly seek exposure through public relations as well. Our computerized listing maintains over 6,500 registered buyers and specialized mailing lists that are available. We also use the local, national, international and satellite system of selling to accomplish the sale at hand.
ServCorp has a nationwide and worldwide network of associates to find the market on any item for sale. These contacts include Hawaii, Alaska, Canada, Mexico, Brazil, Persian Gulf, Turkey, Honduras, Costa Rica and many other countries.
Regardless of the property to be sold - surplus, distressed, seizure, salvage, items in an over abundant market, or specialized items - ServCorp GETS RESULTS. Each property we sell is given the best possible exposure at the lowest possible cost. Consequently, we have sold many products for more than the appraised value.
SENCORE PROPERTIES
Sencore Properties is a full service Real Estate Brokerage Company sharing the offices with ServCorp International, Inc. Initially, a real estate license was undertaken merely to assist in the contract procedures with properties sold under the hammer. In recent years however, new opportunities with real estate brokerage, appraisals and asset management have been achieved. As the laws have changed, the staff has endeavored to increase their expertise and professionalism.
The designated broker for Sencore Properties is Penny Mutz, CAI, MSA who is a Certified Auctioneer, a Certified Real Estate Instructor, a Louisiana State Certified General Real Estate Appraiser #G0803, and a Mississippi State Certified General Real Estate
Penny Mutz and her staff have sold and appraised Vacant Land, Single and Multi Family Dwellings, plus Industrial and Commercial Property as well as Churches in Louisiana, Mississippi and Alabama.
With over 18 years experience in brokerage and real estate appraisal, properties will be cared for in a most professional manner. Signs are posted, newspaper ads are placed, and advertising is coordinated with ServCorp whenever appropriate. Open Houses are held and other means of obtaining a buyer are analyzed. Likewise, if it is a buyer who is looking for property, access to a wide range of property is available through the Multiple Listing Service from Mobile, AL to Lake Charles, LA.
Although the Uniform Standards of Professional Appraisal Practice has made the "Broker Price Opinion" obsolete, there are many new forms of alternative appraisal reporting. From the standard URAR (Uniform Residential Appraisal Report) to the short "2055" the Small Income Report and more complex narrative reports for industrial and commercial properties, the staff of Sencore Properties has completed them all. All real estate appraisals receive a review by a certified appraiser before the report leaves the office. Computers and appraisal software is constantly being upgraded with EDI compatible software, and now, the Internet.
Property management covers all aspects of rent rolls, contract services, broker opinion, credit checks and continuous physical inspection of the property under their care, custody and control. Property Management has included the rental and asset management of several properties for several years. Responsibilities have included supervising repairs and remodeling, renting, and preparing rent rolls and management reports.
With more than 20 years of service to the private sector, the bankruptcy courts, banks and insurance companies, the staff at Sencore Properties, can manage your tasks of liquidation with a minimum of supervision relieving the seller for other tasks at hand.

AUCTIONS |
Percentage of gross sales, buyer's premium, and marketing. Moving, storage and set up fee may apply. Upon analyzing and/or inspection of the assets to be sold, a proposal will be written. All quotes will consider the Louisiana Bulk Sales Law, Uniform Commercial Code and the laws of the Auctioneer's Licensing Board and the Real Estate Commission. On smaller auctions, we combine various auctions into one mailer and some classified ads to give a broader market at a lesser cost. |

BROKER |
Our fee is a percentage of the gross sales, plus reimbursement for advertising and set up, or a "Buyer's Premium" or Flat Fee is used. We also offer set up, storage, securing, preserving and clean up of the assets. Charges for these services are clearly detailed from the start. |

APPRAISALS |
The fee will be made upon inspection or analyzing the complexity of the assignment. All appraisal assignments will be conducted under The Code of Ethics of the National Association of Master Appraisers, The American Society of Appraisers, and the Uniform Standards of Professional Appraisal Practice (USPAP) |
